About Modular Construction

Modular construction means your home is precision-built in a controlled factory environment, then transported to your site and assembled. Unlike conventional construction, the factory setting eliminates weather delays, reduces waste, and produces a higher-quality, more consistent build. Supermod homes are completed off-site and delivered ready to install.
Steel gives us a structural advantage that wood simply can't match. Our steel structures are printed within 1mm of their design drawings — precision not possible with traditional materials. Steel won't rot, warp, split, crack, or creep. It's bug-proof, 100% inorganic, and provides full resistance to rodents. It's noncombustible, preventing the spread of fire between rooms. It's also much lighter than concrete, reducing shipping and foundation costs. Our automated framing system cuts installation time by up to 75%, and we produce less than 2% waste at our facility with zero waste on-site.
Modular is faster, cleaner, and more consistent. Conventional builds on a jobsite are subject to weather, material variability, and scheduling complexity. Our factory-built approach means tighter tolerances, more predictable timelines, and a finished home that's been quality-checked before it ever arrives on your lot.
Yes. Steel-framed modular homes are incredibly resilient — they're significantly stronger than wood-framed structures and provide a distinct advantage in earthquake and high-wind areas. Because steel doesn't absorb moisture, you don't have to worry about mold or off-gassing. These are homes built to outlast the conventional alternative.

The Build Process

Timelines vary by model and site conditions, but modular construction is dramatically faster than conventional builds. Because your home is built in our facility while site preparation happens simultaneously, we compress the overall timeline significantly. A typical home can be framed in days, not months, and delivered ready for installation.
Each model comes with premium standard finishes — quartz countertops, custom cabinets, 10' vaulted ceilings, oversized glass patio doors, and a heat recovery ventilation unit. We also love collaborating with architects and designers to explore custom configurations. Reach out and let's talk about what you have in mind.
Absolutely — it's one of our favorite things. Supermod is an ideal build partner for architects, interior designers, and developers who want quality without construction chaos. If you have a design or a vision, bring it to us and we'll help make it a reality with our engineering and manufacturing capabilities.

Technical & Certification

Yes. All Supermod homes are built to CSA A277 standards — the national certification for factory-built housing in Canada. This ensures your home meets rigorous structural, safety, and quality requirements, and makes permitting and financing significantly more straightforward.
Every Supermod home comes with upgraded standard finishes including: quartz countertops, custom kitchen and bath cabinetry, 10' vaulted ceilings, oversized glass patio doors, and a heat recovery ventilation unit that keeps your home's temperature consistent and your annual energy costs down.
Because steel framing is significantly lighter than concrete or traditional wood construction, foundation requirements are reduced. This can translate to meaningful cost savings on your project. Specific foundation requirements depend on your site and soil conditions — we can walk you through this early in the process.
