Every custom home moves through three stages before construction begins:
- 1. Initial Visit — Every project begins with a complimentary consultation with one of our design professionals. During this meeting, we'll discuss your vision, lifestyle, budget, property, and project goals while answering any questions you may have. We will send a questionnaire prior to the meeting so we can better understand your wants and needs. To make the most of your time, please bring in as much information related to your project as possible, including site photos, inspirational photos, or Pinterest pages you have saved. From this meeting you will receive a high-level cost estimate based on the project size, architectural style, and interior finishes you are looking for. These meetings are approximately 30 minutes long and free of charge.
- 2. Concept Design Proposal — Once you're ready to move forward, our design team will generate a design proposal around the detailed information from the initial meeting. Once that is completed and approved, we finalize a draft permit set including floor plans, elevations, section drawings, structural details, and mechanical, electrical, and interior finishes. This draft permit set is presented to you in approximately 4 weeks. This Concept Design process costs $10,000 to $15,000 depending on project size and scope. If you move forward with the build, we credit this fee back against the construction cost.
- 3. Finalize Design, Engineering & Permit Drawings — Our design team takes the draft permit set and works collaboratively with you to finalize any last details, ensuring it meets your needs, style, and budget. A final meeting ensures all major design decisions have been covered and finalized. Once complete, we issue sealed IFC drawings and prepare a fixed-price contract for your review. Sealed IFC permit drawings take approximately 2-4 weeks and cost $7,500.
