A modular home is built under the CSA A277 certification program and is designed for a specific building site. It is transported from the factory to a permanent foundation and, once installed, is treated the same as a conventional site-built home for building codes, financing, insurance, and resale.
A manufactured home is typically built to the CSA Z240 standard. These homes are designed to be transportable and are commonly used in manufactured home communities or applications where future relocation may be desired.
